WHAT HAPPENED?
In July 2017 a water leak was discovered in a corner of the Sanctuary (worship area) of the church. Spani Developments of Sechelt, BC was called in to assess the problem, offer a solution and an estimate. As layers were removed inside and outside of that corner, Spani determined the exterior walls of the building were out of plumb. Further investigation ensued, including removing more layers of siding outside and drywall inside. This led to further discoveries such as: trusses separating at the roof peak, many water leaks through the roof, use of inferior building materials as well as improper construction techniques. Consultation with engineers and continued peeling back of more and more of the Sanctuary resulted in an estimate on November 30, 2017 of $883,400 to repair and restore the Sanctuary. By this time costs of $97,000 had been incurred.
WHAT IS BEING DONE?
Work was halted while the members of St. Hilda’s decided what to do. Scaffolding was kept in place along with temporary DYWIDAG rods to keep the walls & trusses from further spreading. Work recommenced in February 2018 once the decision was made to repair and restore the Sanctuary.
• Walls have been successfully pulled back into plumb and the gap in the roof trusses has closed
• Excavation around the entire foundation has been undertaken with a new drainage system installed, water barrier installed and proper backfilling to halt water from flowing towards the building
• All exterior siding has been removed and will be replaced including rainscreening
• All windows have been removed and will be replaced
• Wiring is being brought up to code
• Plywood seismic sheathing installed on ceiling and walls
• The roof will be replaced, extending 2’ past the walls to allow for proper water runoff
• Improved insulation plus proper roof venting and installing of 3 ceiling fans to circulate air
• Replace drywall on all walls and ceilings plus paint
• A 10’ extension to the west transept will be built to create a sheer wall for the Sanctuary
• A new sound and video system will be installed. This will enhance the ability for those with hearing impairments to enjoy any event held in the Sanctuary.
WHEN WILL IT BE DONE?
Work has been ongoing since the discovery of the first water leak in July 2017. Our goal is to have St. Hilda’s fully functional on the inside by December 1, 2018.
